1. Who we are and what this Policy covers
This Privacy Policy explains how America Welcome Inc. ("America Welcome", "we", "us" or "our") collects, uses and shares personal information through the GoodSense RealEstate Advertising website at www.selectedluxuryinvest.com (the "Site"). America Welcome is an advertising and marketing company, not a real estate broker.
2. Information we collect
Information you give us. When you use an inquiry form we collect your name, email address, telephone number, the role you choose (for example buyer, investor or professional), your area and property-type preferences, the property you ask about and your message.
Information collected automatically. When a form is sent, our server records the date and time of the submission together with the information you entered, and our hosting provider keeps standard technical logs (such as IP address, browser type, pages requested and errors) for security and operation. The Site loads fonts from Google Fonts, so your browser connects to Google servers, which receive your IP address. The Site does not use advertising cookies, tracking pixels or cross-site behavioral advertising. Your browser may store simple preferences locally, such as the chosen language.
Sensitive information. Please do not send Social Security numbers, bank or card details, identity documents, health information or other sensitive data through the forms.
3. How we use information
We use personal information to: forward your inquiry to the owner or licensed professional who advertises the property you selected; answer your questions; operate, maintain, secure and improve the Site; prevent spam, fraud and misuse; keep business and legal records; and comply with the law. We do not use your information to make housing, credit or eligibility decisions.
4. How we share information
We share information only: with the owner or licensed real estate professional responsible for the property or advertising space you asked about; with service providers that host the Site and deliver email, under appropriate confidentiality obligations; when required by law or to protect rights, safety and security; and in connection with a merger, financing or sale of the business, subject to applicable law.
We do not sell personal information and we do not share it for cross-context behavioral advertising. Once your inquiry is forwarded, the recipient handles it under its own privacy practices.
5. Your choices and rights
Depending on the state where you live and whether a particular law applies to us, you may have the right to request access to, correction of or deletion of your personal information, to obtain a copy, and to opt out of certain processing, as well as to appeal a decision on your request. We will not discriminate against you for exercising these rights.
To make a request, email info@america-welcome.com with the subject "Privacy Request", describing the request and your state of residence. We may ask for information needed to verify your identity. Authorized agents may submit requests where the law allows. Because we do not sell or share personal information for targeted advertising, a Global Privacy Control signal does not currently change how the Site works; if that changes, we will honor it as required by law.
6. Additional disclosures for U.S. state residents
California. In the past 12 months we have collected these categories of personal information: identifiers (name, email address, telephone number, IP address); professional or commercial information you choose to share (your role and your area, property and budget preferences); and internet activity (technical logs). We collect them directly from you and from your browser, for the purposes described in this Policy, and we disclose them to the owner or licensed professional responsible for the property you asked about and to our hosting and email providers. We do not sell or share personal information and we do not use or disclose sensitive personal information. We keep each category only as long as described under Retention. California residents may also ask, once a year and free of charge, whether we disclosed personal information to third parties for their own direct marketing (California Civil Code Section 1798.83); we do not make such disclosures.
Nevada. Nevada residents may ask us not to sell certain covered information (Chapter 603A of the Nevada Revised Statutes). We do not sell such information, but you may still send a request to info@america-welcome.com.
Authorized agents and appeals. If an authorized agent submits a request for you, we may ask for a valid power of attorney or a letter signed by you authorizing the agent, and we may ask you to confirm your identity directly. If we deny your request in whole or in part, you may appeal by replying to our decision or writing to info@america-welcome.com with the subject "Privacy Appeal"; we will respond within the time required by law.
7. Retention and security
We keep personal information only as long as reasonably necessary for the purposes described here, including handling inquiries, keeping records, resolving disputes and preventing misuse. We use reasonable administrative, technical and organizational safeguards, but no transmission or storage system is completely secure.
8. Visitors outside the United States
The Site is operated from the United States and your information is processed there. If you use the Site from another country, you understand that your information will be transferred to and processed in the United States, where data protection laws may differ from those of your country.
9. Children
The Site is intended for adults. We do not knowingly collect personal information from children under 13. If you believe a child has sent us personal information, contact us and we will delete it where appropriate.
10. Changes to this Policy
We may update this Policy when our services or legal obligations change. The "Last updated" date shows the current version; material changes will be communicated as required by law. Translations are provided for convenience; if a translation differs from the English version, the English version prevails to the extent permitted by law.
